A Building Permit is your formal permission from the Town of Gander to begin construction, demolition, addition or renovation on your property. Gander Engineering Services must review your plans to ensure that they comply with the Newfoundland and Labrador Building Code, local Zoning By-laws, and other applicable regulations.

Building Permits regulate various types of building construction that are allowed in the community and ensure that they meet all building standards. The building permit process protects both the owner's interests and those of the community at large. It also helps to ensure that any structural change is safe. Failure to obtain proper Building Permits can result in costly construction delays, legal action and/or the removal of work already completed.

Permit Fees:

Residential Properties $1.00 for each $1,000 construction value up to $20,000. $2.00 per $1,000 for construction value exceeding $20,000.
A permit for minor and cosmetic residential repairs not exceeding $5,000 is not required.
Minimum Permit Fee - $10.00
Minimum Permit Fee for Accessory Buildings - $25
Grading Inspection Fee


Grading/Inspection Deposit for Residential Construction (refundable after verification of grading) $1,000.00
There will be a re-inspection fee of $100 per visit if the builder is not ready for the requested inspection.
Commercial Properties $5.00 for each $1,000 construction value. (Construction value to be determined using the RS Means Building Construction Cost Data Book)
Demolition Permits $25.00
Advertising Devices Commercial rates apply
Permit Renewals Residential: $10.00
Commercial: $25.00
Driveway Installation Permit $25.00
Occupancy Permits An Occupancy Permit is required by anyone moving into a building that has been vacant for a period of six (6) months or more, a newly constructed building, or a building whose use has changed.
Residential Fee: $ 50.00
Commercial Fee: $100.00
Non-Profit/Service Club: $ 10.00
Wastewater Service Levy $1,500 will be charged for each new residential or commercial connection to the Town's water and sewer system and will be imposed at the time that the building permit is issued.

Street Excavation Permit $250
Street Cut Deposit $5000.00

Zoning Compliance Letters $150.00
Sideyard Compliance Letters $100.00
Town Plan Amendment $1,000 – without public hearing, plus
$2,200 – if public hearing is required
Sidewalk Removal/Replacement $175/metre
Curb Cut Down $20/metre ($100 minimum)
Development Regulations Amendments $1,000.00
Development Application Fee $200.00
Subdivision Resubmission Review Fee $200.00
Tax Inquiry $150.00
Tax Certificates (if no tax inquiry is required) $150.00
Subdivision Development Fees Residential: $35.00 per front metre
Commercial: $35.00 per front metre
$250.00 per unit (1 bedroom)
$300.00 per unit (2 bedrooms)
$350.00 per unit (3 bedrooms)
NSF Cheques A charge of $25.00 will be levied for anyone having a cheque returned for non-sufficient funds by a finance institution.
